This aired in 2004, so it obviously pre-dated Trump's political career, but it EXPLAINS the "phenomenon" better than I ever could.

The detectives have a prostitute in custody. She seems too "upscale" to them to be in that line of work. They also have her pimp. So they ask him.

Short version...you can watch the clip...is that he says he identifies the one "big empty" in their soul, their greatest emotional need, then positions himself to be the only one who can fill it. Then...when he has them on the hook...he takes it away from them, to demonstrate that they can never leave him and feel "whole" again.
